Understanding what that means for qualification, down payment, and overall loan structure is one of the more practical things a buyer in this market can do before they begin their search.


What Makes a Loan Jumbo

A Florida mortgage becomes a jumbo loan the moment it exceeds the conforming loan limit for the county where the property is located. In 2026, in Collier County and most other Florida counties, any mortgage above $832,750 is considered a jumbo loan. Because a significant portion of the desirable inventory in Naples, Bonita Springs, and Estero exceeds this threshold, jumbo financing is a standard part of how transactions work here rather than a specialized edge case.


How Qualification Works Differently

Most Florida jumbo programs require a minimum 660 credit score, 10 to 20 percent down depending on loan size, and six to twelve months of reserves. The reserve requirement is the element that most surprises buyers. Lenders want to see that the borrower has liquid assets beyond the down payment and closing costs, and the amount required scales with the loan size.

Income documentation for jumbo loans also tends to be more thorough than for conforming loans. Self-employed buyers, those with variable income from commissions or bonuses, or buyers whose income comes from investment or retirement sources rather than a traditional W-2 may need to provide additional documentation or explore non-QM jumbo programs designed for those profiles.


The Second Home and Investment Property Dimension

Naples and the broader Collier County market are driven significantly by seasonal and second-home demand. A meaningful percentage of luxury buyers in this market are purchasing vacation homes, winter residences, or investment properties rather than primary residences. Lenders treat these occupancy categories more conservatively than primary residence purchases, typically requiring a higher down payment of 20 to 30 percent regardless of loan amount.

In Southwest Florida, jumbo loan rates are often competitive with, and sometimes lower than, conventional rates. That is because lenders aggressively compete for qualified jumbo borrowers in high-demand markets like Naples. Buyers who assume jumbo loans are always more expensive on a rate basis are sometimes surprised to find the opposite when they have strong qualifications and work with a lender who actively shops the jumbo market.
